Should I get a mold inspection before buying a house?
Consider a focused mold assessment when there are musty odors, water stains, past leaks, or concerns in the home inspection. A separate lab test is not automatically necessary for every home purchase.
What to consider
Ask your home inspector what was included and what was inaccessible. Review available water-damage history and any past cleanup records. A general inspection and a specialist mold assessment may have different scopes.
An assessment documents visible and accessible conditions, but cannot guarantee that all concealed mold will be found. Read the limitations alongside the findings and recommendations.
Schedule early enough to review the written report with your agent before contract deadlines. The report can support questions and negotiations, but does not decide whether you should buy.
