If you arrange cleanup, agree on documentation and whether an independent follow-up is needed. Testing is not a substitute for checking that moisture and visible concerns were addressed.
Your agent and lender can advise on credits and closing terms. Use independent findings and contractor proposals rather than guessed cleanup costs.
